Property Management

RGP is the best place for your property to be, we ensure the process of being a landlord is easy and stress free. Our Landlords are assigned to an experienced property manager to take care of their property and tenants. In addition our landlords receive an online account so they can monitor the progress of their property.

Your online account will enable you to check and print statements, tax balances (if applicable), Gas &safety certificate, EPC certificates, AST agreement and details of your tenants. Your account also gives you access to all notes we make on the property. We believe transparency and honest is the only way to do business.

Our property management staff are regularly trained to keep them up to date with the law affecting lettings. RGP are here to protect your interests, and look after you.

Inventory Service

Inventories can be extremely time consuming and daunting, nonetheless they are necessary when renting out a property. RGPM have years experience in drawing up inventories we pay close attention to detail and document items in a professional and accurate manner. Our professional inventory service will to secure your property is return in the exact way it was rented to the tenant(s).

Additional Rooms

Photos are included on a DVD-R for all our reports and are not embedded within the report itself.

Rooms included in a standard report include: Kitchen, 1 lounge/living room, hallway, bedrooms and a main bathroom.

Inventories are time consuming to prepare and we reserve the right to add additional costs if properties are found to be:-

  • Excessively large or overstocked with furniture/kitchen equipment. Please agree charges for extra bathrooms/shower rooms
  • Conservatories, cellars, gardens, sheds & outbuildings & furnished balconies at an additional £10 per room, prior to booking.

For private landlords we are not able to release paperwork until payment is received prior to the job taking place.

We require 4 hours’ notice to cancel or postpone a planned visit or a £50.00 cancellation charge will be incurred

Eviction Process

The process of tenant eviction can be a stressful time for landlords. Some tenants can be really nasty and provide a selfish and unjustifiable excuses for not paying the rent. Not only is your investment under threat, but the stress caused by the uncertainty and fear of damage to your property may be unbearable.

At RGP we have a dedicated legal experienced in evicting such tenants, our smooth three step process provides you peace of mind in getting your property back under your control

Step 1

Service of Notice(s) to tenant £85.00

The first stage of the eviction process is to issue the tenant it with a procession notice, section 21 or Section 8 which ever one applies. Most tenant leave after this as they do not want to go to court as they will incur additional charges.

Step 2

Preparation of Court Papers and Attendance at Court £450.00

If the Step 1 process has already been completed and your tenant has still not left or addressed the arrears, then you need to start the process to evict the tenant as soon as possible. We will apply to the local county court for legal proceedings to be issued to your tenant/s. The court will set a hearing date, and our legal team will attend court on your behalf to obtain a possession order. Once we have obtained a possession order, the tenant has 14 days to vacate the property. If the tenant contests the decision, the matter would be passed to a solicitor and their hourly rate, not our set rate, would apply.

The vast majority of tenants settle and vacate at this stage. However, there are always exceptions and some tenants refuse to adhere to the laws of the land. If we proceed under a section 21 notice, there is no need for a court hearing and as such this process is quicker.

Step 3

Bailiff to remove tenant and Lock Change £225

There are always tenants who think they are above the law and regardless of any legal papers you serve them, they refuse to move. Step 3 in the final stage in the eviction process.
